August 2026 Housing Market Update
The latest numbers are in for Chautauqua and Cattaraugus Counties. Here's a quick look at what happened in August and where the market stands year-to-date.

🔎 OUR TAKE — CHAUTAUQUA COUNTY
Chautauqua County continues to show strong home values, with the August median sale price up 18.4% from last year and the year-to-date median up 11.2%.
At the same time, inventory has jumped nearly 30%, with a 4.6-month supply of homes now available. That's giving buyers considerably more choice and moving the market closer to balance.
For sellers, the message is pretty clear: buyers are still buying, but pricing and presentation matter more as inventory increases.

🏘️ Homes for Sale: 268 ↑ 15.5%
📦 Months Supply of Inventory: 4.8 months ↑ 17.1%

📋 New Listings: 684 ↑ 13.2%
🤝 Pending Sales: 479 ↑ 5.5%
🏠 Closed Sales: 425 ↑ 5.5%

💰 Median Sale Price: $181,750 ↑ 3.9%
💵 Average Sale Price: $222,148 ↓ 0.9%

🔎 OUR TAKE — CATTARAUGUS COUNTY
Cattaraugus County had a solid August. Closed sales increased 18.3%, the median sale price rose 8.6%, and homes sold faster than they did last August.
Year-to-date activity is also ahead of 2025, with closed and pending sales both up 5.5%. Inventory is increasing here as well, with 15.5% more homes for sale than a year ago.
Buyers have more choices, but properly priced homes are still selling.
📊 THE BIG PICTURE
Both counties are showing a similar trend: more inventory, continued sales activity and generally higher median prices.
The days when nearly every property sold quickly regardless of price are behind us. Buyers have more choices and are becoming more selective.
For sellers, price, condition, location and exposure are increasingly important. For buyers, the additional inventory is creating more opportunities and a little more negotiating room.
